A Notice of Foreclosure of Mortgage by Advertisement and Sale
TO: Donald C. Canaday:
You are the mortgagor and Lusk State Bank, organized and existing under laws of Wyoming, 415 South Main Street, Lusk, WY 82225, is the mortgagee under a “Mortgage” dated January 28, 2015 and recorded January 28, 2015 in Book 472, Page 787, Instrument No. 421805 in the Deeds Office of Niobrara County, Wyoming against the following described real estate, to-wit:
South Half of Lot 3, All of Lots 4, 5, and 6, Block 5, WALLACE ADDITION, to the Town of Lusk, Niobrara County, Wyoming
You are hereby noticed of my client’s intent to foreclose the above mortgages by advertisement and sale pursuant to W.S. §34-4-101, et seq.
As of November 7, 2018, the amount claimed to be due from you under the note secured by the above Mortgage recorded as Instrument No. 421805 which includes all interest and principal amounts due is $9,266. 99 plus $1.3562 per day after November 7, 2018.
A sale of the above described real estate pursuant to W.S. §34-4-101, et seq. shall be held at the front door of the Niobrara County Courthouse, Lusk, Wyoming on February 4, 2019 at 11:00 a.m.
The property being foreclosed upon may be subject to other liens and encumbrances that will not be extinguished at the sale and any prospective purchaser should research the status of title before submitting a bid.
